Your rental payment will include your base rental amount and liability insurance fee, if the residents opts in to use our preferred vendor. The resident is responsible for setting up utilities and internet on their own. The City of Columbia handles electricity, water, sewer, and a small portion of the trash bill. Brightspeed Fiber is the internet provider for our community.
There is a $50 non-refundable application fee per applicant. There is an administrative fee of $300 per unit at Boulder Springs Columbia. With approved credit, there is no security deposit. All fees are due at the time of application submission. If you cancel your application prior to a lease being sent to you, the administrative fee will be refunded. If cancelled after a lease has been sent, you will forfeit your administrative fee as the apartment has already been taken off the market.
At Boulder Springs Columbia, we require three of your recent pay stubs for income verification, 1st page of the most recent tax return, W2, bank statement or job offer letter. The income requirement is three times the monthly rental amount of your base rent. Through a third-party agency, all applicants receive a criminal background check and credit check.
Yes, renters' insurance is required before you move in at the property. There are two options to meet this requirement at Boulder Springs Columbia. You can either go through our preferred vendor, Foxen, or the resident can set up renter’s insurance separately through their own vendor. If you decide to use your own insurance company, proof of insurance will need to be provided.
At Boulder Springs Columbia, we do a criminal background and credit check on all applicants. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. If you are a full-time student, we can accept student housing stipends which verifies your student loan information. Please contact the leasing office for more information.
If you do not meet the monthly income requirement, you can ask a guarantor to apply. Guarantors will need to submit a completed application with supporting documentation. Guarantors must make at least 5 times the rental rate and have sufficient credit worthiness. However, a guarantor cannot be used for an applicant that does not meet the approved credit requirements.
Once someone applies, expect 1-3 business days on the approval of the rental application.

If you need to end the lease prior to expiration, we do allow for early termination. A lease termination fee of equal to 2 months rent must be paid at the time of requesting the early termination. You will be required to give 60 days’ notice of intention to vacate.
